What the Assetz Secret Lake price buys
The ₹78 lakh entry price is for the smallest plots, which start at 1,200 sq ft. Larger plots cost more, and corner or park facing plots often carry a premium; the price list shows which. City of Palms starts higher, at ₹1.20 Cr for plots from 1,199 sq ft, so at the entry level the same money buys less land there. Ask for the current plot wise price list for both before comparing.

Why pay more for City of Palms? Its clubhouse of about 20,000 sq ft and 30+ amenities are the main answer. The Secret Lake's selling point is the lake itself. How far is The Secret Lake from the airport?
Both layouts are at Devanahalli, the town next to Kempegowda International Airport, off IVC Road on the airport side of the city. We do not publish a drive time we have not measured: open the map on the project page for Google's live route from the locality to the terminal, and drive it yourself on a site visit.

What to check before you book a plot
- Your loan. Banks treat plot loans differently from home loans. The share they fund and any condition to build within a set time can differ from a flat. Confirm with your bank before you book.
- The approval and title. Have a lawyer check the BIAAPA approval, the layout plan and the title for your specific plot number.
- RERA. Ask for the registration number and look it up on rera.karnataka.gov.in, including the completion date.
- What is delivered at possession. Roads, water, power, drainage and the clubhouse. Ask what will be ready on the handover date and what comes later.
- Building costs. The plot is only the start. Budget separately for designing and building your home.
